Mortgage:
A Mortgage is a legal, recordable agreement that uses real estate as
collateral to secure repayment of a mortgage loan.

The lender advances the funds to make a real estate purchase.

If the borrower fails to repay the loan as agreed or commits other acts of
default as described in the mortgage agreement,  the holder of the
mortgage may foreclose on the property.
